Masonry and concrete deterioration is often in the form of what's referred to as "spalling." This is a crumbling or flaking of the surface, often caused by efflorescence, water or mechanical impact, such as sandblasting or high-pressure water washing, and, most commonly, freeze/thaw cycles. When water enters the pores of the bricks during warm weather, it later freezes and expands. After repeated freezing and thawing over time, this action causes the brick to crack and crumble.
